MEETING AGENDA
THURSDAY, FEBRUARY 23, 2006


Persons addressing the Redevelopment Design Review Committee shall be limited to 10 minutes unless the Chairman, subject to the approval of the Redevelopment Design Review Committee grants an extension of time. When any group of persons wishes to address the Committee, it shall be proper for the Chairman to request that a spokesman be chosen to represent the group.

Public comment will be allowed on agenda items at the time the item is considered.

The Redevelopment Design Review Committees approval or denial of any action on this agenda shall become final and effective ten working days after its decision unless an appeal is made in writing within this ten-day period to the Planning Commission by either an applicant or an opponent. The filing of an appeal within such time limit shall stay the effective date of the order of the Redevelopment Design Review Committee until such time as the Planning Commission has acted on the appeal. Anyone interested in making an appeal should contact the Development Services Department for assistance.

    1. PRJ05-00753 ZON05-00105. APPLICANT AND PROPERTY OWNER: RYAN GREGORY. A proposal to construct a mixed use project comprised of 27 residential condominium units above 4,600 square feet of retail space and a parking garage. The application includes a Major Development Project, Conditional Use Permit, and a one-lot condominium Tentative Tract Map, for property located at 345 E. Commonwealth Avenue (Generally located on the Northwest corner of Commonwealth Avenue and Lawrence) (C-3 Zone) (Categorically Exempt under Section 15332 of the CEQA Guidelines).     NEW BUSINESS:

    1. PRJ05-00730 ZON05-00102. APPLICANT: MATHEW HOWE; PROPERTY OWNER: ERNESTO R. SAVEDRA. A request for a Minor Development Project to 1) demolish existing dwelling in preservation zone and 2) construct a 1,398 square ft. single story residence and 600 square ft. dwelling unit above a two-story garage located at 220 and 220 N. Lincoln Ave. (Located on the east side of Lincoln, approximately 273 ft. north of Wilshire. (R-2P Zone) (Categorically Exempt under Section 15303 of the CEQA Guidelines). (HAL)

    2. PRJ06-00028 - ZON06-00007. APPLICANT: ABDUL SALEHI; PROPERTY OWNER: RONALD O. BATCHMAN. A. request for approval of a Minor Development Project to modify exterior on west and south elevation, to add new entry and building signage, and to modify existing wall finishes at located at 2415 E. Chapman Ave. (Generally located on the north side of Chapman, approximately 200 feet east of State College Blvd.) (C-2 Zone) (Categorically Exempt under Section 15331 of the CEQA Guidelines). (JEA)

    Public comment will be allowed on matters not appearing on the agenda but within the Redevelopment Design Review Committees jurisdiction, at the end of the agenda. No action may be taken on off-agenda items except as provided by law.
